Atwood Management is excited to offer a great opportunity for a property management professional to join our team. We are looking for a full-time Property Manager to work in an exciting and vibrant sales and customer service environment. Qualified candidates will have some sales/retail experience, have outstanding customer service and strong verbal and written communication skills. must love to work in a fast-paced industry, have strong multi-tasking skills and be willing to work some evenings/weekends.


We are looking for someone who can help our team maintain a low vacancy rate and keep strong relationships with current and future residents. Additionally, candidates must be organized and possess strong computer skills. We offer competitive pay and benefits. Job Summary: 

This position is responsible for assisting in the overall property management for Atwood Management, through leasing apartments, managing resident issues, overseeing HOA operations and essential administrative tasks. 

 

Essential Duties and Responsibilities (other duties may be assigned): 

  • Rental Properties (as assigned): 
  • Ensure properties are rented to fullest capacity. 
  • Give tours and lease apartments to secure prospective residents. 
  • Send lease renewal offers to residents with expiring leases. 
  • Adhere to Fair Housing rules and regulations. 
  • Gather information about market competition in the area. 
  • Continually monitor and analyze traffic logs, guest cards and waiting list. 
  • Represent the company in a professional manner. 
  • Work with the owners and staff on marketing ideas, campaigns, to promote and new properties. 
  • Continuing education on laws, regulations, and industry standards. 
  • Association Properties (as assigned): 
  • Oversee each association and serve as the main point of contact between Atwood Management and the appointed Board of Directors 
  • Assist in the rules, policies and procedures of the board and execute the implementation to the association 
  • Become an expert in the association's governing documents and provide clear direction to the board and owners 
  • Ensure the directions of the board are executed promptly and with excellence 
  • Ensure timely and complete maintenance of the association 
  • Communicate regularly with each association's Board of Directors, Association Manager, and Field Services to carry out special projects, repairs or bids needed, providing information, recommendations, etc. 
  • Review with Field Services Manager the vendor performances to ensure the contracts are being adhered to 
  • The Property Manager should possess the executive ability to handle issues across a portfolio of properties while providing a service that feels focused and individual to the client 
  • Administrative 
  • Ensure that all rent, deposits and fees are posted correctly, according to the lease agreement. 
  • Confirm all leases and corresponding paperwork are completed and input into the leasing database. 
  • Answer all incoming phone calls and emails for your assigned properties 
  • Ensure resident files are digitally uploaded, properly named, and maintained. 
  • Approve and process all rental applications and lease documents. 
  • Ensure all administrative paperwork is accurate, complete, and submitted on a timely basis. 
  • Ensure proper response and handling of all leasing and/or property emergencies with staff, residents, buildings, etc. within company guidelines to minimize liabilities (i.e., criminal activity on the property, employee/resident injuries, fires, floods, freezes, etc). 
  • Ensure the resident handbook, leases, addendums, policies and procedures are up to date. 
  • Update and publish available units to the website and all other social media in a timely manner. 
  • Prepare, organize, and schedule move-in paperwork and key pick up appointments. 
  • Review unit vacancy report, update availability and coordinate move-out flow process. 
  • Resident Relations 
  • Deal with resident concerns and requests on a timely basis to ensure resident satisfaction. 
  • Develop and/or implement resident retention programs (i.e., resident functions, special promotions, monthly newsletters, etc.). 
  • Coordinate with Admin the distribution of all company or community-issued notices (i.e., bad weather, emergency, etc.). 
  • Consistently implement policies, rules, and regulations of the properties.

Education & Experience 

  • College degree, preferred. 
  • Knowledge of relevant computer applications (Microsoft Teams, Outlook, AppFolio, etc.)

We are seeking a reliable, motivated, "people-person" with strong sales and customer service skills. You may share duties with other Property Managers, maintaining part-time office hours (evenings and weekends as needed).
