Application Approval Criteria



APPLICATION APPROVAL CRITERIA


Each individual application is screened for approval based on the following four areas. Applicants may be subject to a denied application if one or more areas do not meet criteria. Applicants may be required to supply a co-signer/guarantor, additional deposit, and/or pre-paid rent. The application processing fee is non-refundable.

 

CREDIT:

Applicants must have a credit score of 620 or higher. Past due and delinquent credit

accounts referred to collections may be subject to denial, require additional action or

written clarification. Bankruptcies must be a minimum 5 years old. Applicant(s) with zero

credit history may be approved with a co-signer or additional deposit.

 

RENTAL HISTORY:

Applicant’s previous/current rental history must be in good standing, current rent and no

lease violations required. Previous eviction and / or judgements in favor of landlord within 7

years will result in a denied application.

 

INCOME:

Proof of monthly income from all applicants is required. Each applicant is required to

submit a copy of their pay stub, bank statement, official offer letter on company letterhead, or

statement of income. The total combined (gross) income must equal 3 times the monthly

rent amount. Considerations may require a co-signer or additional deposit.

 

CRIMINAL BACKGROUND:

Any felony conviction less than 10 years will result in automatic denial. A misdemeanor conviction less than 5 years old affecting persons, property or society will result in automatic denial. Varying criminal activity may require additional documentation for approval.

Step 2: Click Availability, then select desired unit.

Step 3: Complete the required fields, attach proof of identification and supporting income documentation. Pay the

non-refundable application fee and submit application.

 

Application Fee, Admin Fee & Security Deposit:

$55: Application fee per person (non-refundable)

$45: Non-refundable Admin Fee

Deposit: Equal to 1 Month’s Rent, due within 48 hours of approval.

(Deposit is non-refundable if occupancy is canceled)
